If you do decide to establish one, you can transfer the property from your personal names to the LLC using a Quit Claim Deed.

I would start with you attorney (and I am a CPA) and lender to make sure transferring title does in fact create the asset protection you are looking for.

Or you need conversion rates in english and you have to transfer to an American bank then wire from there remotely to a title company's American bank and show said proof.3.

I have not been able to find any records of a probate, will or deed that would have transferred ownership.

I paid 40k in back tax's plus gave the owner 10k before she lost the property in a matter of days.. but she would never sign the closing docs.. so i was forced to sue for performance.. she did not have the money to give me my money back.. took 2 years and about 15k in attorneys fees but we won.. even with the judges order she would never sign the deed.. so I had to go back in and get the judge to amend the order in a manner that title company would insure me based on his court order.. its the first time I ended up owning anything with NO deed transferring title.

The structure would be to have the LLC lease my properties from me and then sublease to tenants (to avoid due on sale clause and not pay transfer taxes).

Current advice is that we need to keep the property in the trust for 1 year and can then transfer it over to our LLC.
