if you have a ton of people interested you can just do an open house but they are bit to manage if you have never done one before so be prepared to panic when 10 families show up and you are not sure who to talk to, follow etc....

Seems like this regret is just another way to brag about how I "coulda been a contender). the true test is was it the right time to sell and how did you use the sale.
