Even with me being bad at PM I retained more cash monthly than I do with a PM.

I'm big on equity over cash flow.

Hi there, I just had an appraisal inspection done for a cash out refi.

They are offering a syndication fund for section 8 housing paying 9% dividends and 60% annual profit sharing of cash flowing properties in the portfolio. 

I'm all about equity and I think it is OK to not have cash flow, but you need to have a plan to continue paying the mortgage if things get tough.

Purchase price: $1,500,000 Cash invested: $50,000 Duplex was in foreclosure.

., so even if list price, cash is offered, another term might not work, so likely no way to hold a seller to sell until they actually sign an offer.

Using the BRRRR rental calculator, I am trying to figure out what the cash out would be? 

I live in one and rent the other for $400 cash flow.
