I could easily just work the regular 40 hrs and be complacent, but I have a vision that one day I will be out of the rate race and have generational wealth to pass on to my 2 kids.

I know people who negotiate deals like this on a regular basis. 

Other staff that don't use it regularly will get confused.I did not look at AppFolio as they are not Canadian friendly but I have heard good things about them.I'm happy to share the spreadsheet I did between Buildium, Yardi Breeze and RentManager.

Sure enough, after turning the water supply at each of the toilets off and then alternating keeping one on,it was able to narrow down which toilet was keeping the meter running due to a faulty flapper.So it could be a $5 fix you can take care of easily vs paying the cost of a plumber if that's the case.

And, the management company that I use does regular inspections.

If you live in an extra unit you often can not have a stove or regular sink, but many people pull the stove for inspection and the put it back, but there may be an insurance issue there.

Essentially it would work something like this…1) My LLC purchases the property 2) He will only charge me COST on the labor and materials (no profit or markups) which will save me around 30% on regular contract figure he gives me in my market which is very expensive 3) He will also make 300k of his own liquidity available to inject into the deal (I will put some of my own cash in and get a HML loan for the rest).
