I'm guessing a turnkey company would not want to hold a ton of rentals deploying all their capital when they can get other peoples' money to scale their business and create multiple income streams such as PM (no matter how small it is) and fees.

Of course this is assuming the entire amortization schedule is paid as agreed. For performing assets yield is a great metric because you are taking the entire cash-flow stream into account. In instances where you are creating value then selling or otherwise liquidating the asset, ROI may be more beneficial.

I thought at some point it would be good to refinance into a 15 year mortgage but that was a waste of money as I wanted the larger stream of cash flow.

I have a couple VRBOs and a hunting cabin in Northern Minnesota and am wondering if this would be a good passive income stream for an extremely long term (generations) buy and hold investment. You can buy red pine stands (10-40 years old) for $1200-$1500 per acre.
