I don't think private lenders would have this requirement, unless title companies encourage wet sign as standard practice.

Hey Jesse, with 1-4 units, it is the industry standard to value the property based off the sales comp approach, however, you can qualify the property with booking history or AirDNA with a DSCR lender that specializes in short term rentals.

We received the payout in about 30 days and were able to rehab the unit and get it rented again promptly.From my understanding of the situation, if the tenant did not have the renter's policy in place, our own landlord policy would most likely have covered it, but they could also have pursued the tenant to collect those damages.
