I had a partner at one point move from California to kansas city just because the cap rates were so much better out here.Investing out of state is all about having a good team that communicates well.

Generally it is used for individual agents who want to build a team underneath a brokerage, however the concepts can easily be applied directly to your own firm.  

Local teams are always in need of "bird dogs" which isn't a bad first step for somebody like yourself. 

The trick is finding a team of people you can trust, using layers of protection and advice, and making sure everyone else makes money so they are happy and want to take care of you.If you think about it, unless you're a super handy guy or insist on managing your own properties, you wouldn't need to go directly to your own property even if it was right down the street.
