If your buyer stops making payments, it isn't an eviction, it's a foreclosure and you have a long process to get them out of there and you have to make the underlying payments of $2,050 on the SubTo or get sued, because you made a promise to your seller and now they have a foreclosure problem that could slide over to their credit if you stop paying.And I'm missing something here because a $240,000 loan at 6% is $1,538.92 Principal & Interest.

I had 2 types of buyers in mind I was expecting -- local buyer w/out agent, which I would recommend we go to a local closing company of common ground.... or a local buyer with agent, in which case the agent would smooth some things out and we'd *still* be using a local closing company.What I wasn't expecting was an out of state buyer using an out of state closing company....
