I fixed up a single family and used the HELOC for a down payment on a duplex.

One is anything under 5 units and you can still qualify for low rate FHA financing and only 3% down payment, just like if you were buying a single family home.

Im new to real estate and honestly right now dont have a single property or the money to get involed.

I don’t want to start with a single family home, if I need to then I will, but I wood like to Shoot higher or the highest place I can start shooting from

I'm still very much new at real estate investing with one 4-plex and 2-single-family properties purchased in the last 12 months. 

I don't think it hurts to start with a single family or two and grow from there. 

We found a couple of deals including a single family home priced well bellow tax assessment with lots of updates and with a little TLC it will have about $35000 in equity and will cask flow $210 off the bat.

I'm thinking a single unit or affordable duplex, however, I am not sure what part of NY to look.

It looks like 25% down on multi family and 15-20% for single family for the down payment with convention financing.  

The average appreciation for the last 5 years from a single San Diego SFR exceeds the cash flow from the average mid west SFR for the last 50 years.
