Run my ARVs more conservatively and don't always shut for the highest comp.

What it worked for me is when I screened the tenants and picked whoever I want to move forward and look further, I always asked them do you have the 1st month rent + security deposit equaling the 1st month rent and I shut up and listen to the reaction and answer. ( Phone sales habit haha ) So far, it worked every time for me.

You obviously handled yourself in a respectable & honest way, otherwise they would've shut you down almost immediately.

There's a huge movement to have his request shut down and their biggest argument is there is no water for these 242 new homes. 

He includes utilities in the rent so that if you stop paying rent, he shuts the utilities off.

Juanita is the same person that has been posting crap and has been shut down twice over the past few days.

Military bases are great as well but if they are ever shut down the surrounding areas can get hit pretty hard.

The neighbors contacted the city, the city has sent me fines and gave me a notice to shut off my utilities (since they are city controlled).
