I have a 3 bed, 2 bath STR on Airbnb that’s been a loss and I have to come up with some ideas to change it or sell it.

some states do not allow zillow or any of the other sites to show what homes sell for, it's super annoying when you're trying to comp properties but don't have mls access in that state. if you've made 20+ offers on similar properties in the same area and it's not working, you have to do something different. do you have to go to a different market?

Come up with a plan -  I recommend that you start in your own  backyard first and get some practice with some local homeowners who are in distress or want to sell.

We are discussing just selling the home and the entitled land and all our architectural plans etc instead of continuing and building it ourselves.  

Naturally I would increase the rent to more than cover the costs and I do believe it could be a great selling point for tenants to consider. 

Don't get scared by the legalese or the crazy attorneys trying to sell something.
