Possibly justifying higher rents and lower vacancy.In the end, it may be worth pricing out a deep-energy retrofit to super insulate/air seal the property and drop your costs.Good luck and please let me know your thoughts / what you decide.

A physical piece of marketing still means something, even in 2018.I would recommend, if you are going the direct mail route, to plan on sending different marketing pieces each time.

Maybe you could set it up so the contractor contacts you when a tenant calls in and you can direct them from there?

I have had good success with tenants in the apartment, which can be difficult.Follow the directions and this should solve your problem.
