Let’s look at an example of how this might look:👉Investors contribute $900,000 of equity needed to close the deal👉Sponsor contributes $100,000 of equity needed to close the deal 👉Sponsor gets 30% of distributable cash as his “carry” incentive For a $100,000 distribution:👉Investors (including the sponsors investment) will receive $70,000 👉Sponsor will receive $30,000 for his sponsorship role 👉Of the $70,000 to investors, outside investors will get $63,000, and the sponsor (in his investor capacity) will get $7,000, based pro-rata on everyone’s invested amounts.This structure is sometimes preferred for its straightforward simplicity and perceived fairness to all the project participants.

Having said that, I'm not really sure what my role should be in a situation like this.

In my partnership with @Jabbar Adesada we outlined each of our roles in the partnership. 

However, to be compensated, every person must have some role in the partnership that extends beyond simply raising money, like some operational responsibility, putting earnest money at risk in the deal, signing on the debt, etc.  

I’m in my mid-40s, have a global role in the corporate world, and my wife and I will already retire early through stock investing (~10 years).

The primary role of agents is a level of separation between buyer and seller such that they can effectively negotiate on their clients' behalf.

Then, have a co-beneficiary agreement that is tied to the land trust that looks more like a JV agreement defining each partners roles, responsibilities, income/equity split, etc. 

You could absolutely find a real estate team or brokerage who is in need of a licensed individual to fulfill these roles. 

It sounds cheesy, but the best way to prepare is to work with a friend or two and role play.
