BUT, she is not a licensed Property Manager, what I think could mean for us some troubles in the future, if she has to show in court representing us, etc...On the other hand, if I was managing myself, I don't need a license, and she could be like our representative, empowered, and maybe she don't need a license...? 

Does a realtor, who is representing a buyer know the offers and their exact figures? 

I current own multiple properties and was wondering what you thought about having checking accounts to represent each unit individually or one checking account representing total portfolio. 

You can call them what you want but it's still 90% financing and if you make your offer as 80% you're going to get tripped up when you get to the contract which would state you're looking for 80% max in the financing/contingency portion, then later on in the seller's rider where you represent you have the additional 10% cash to bring to the table.
