Any correlation you think you see is a coincidence and I bet if you actually ran the numbers there wouldn't be any correlation at all.Since Tax Assessors are bulk appraising they do not account for differences in individual properties, be it custom features or needed repairs.

Happy to do this if your goal is to learn to price out a mortgage... some of my dudes, I've taught well enough that I send them the relevant rate sheet and they price their own mortgage out, including LLPAs, and circle the rate they want given their goals for this property.

I think the book costs like $30 and would be a good investment for you Rich.I skimmed the relevant pages and he argues that self insurance is likely the best type BUT that you should still have liability insurance in case someone gets hurt.
