Recession-Proof Real Estate Investing: How to Survive (and Thrive!)

This would estimate the next recession around 2025, give or take a few years.

In this way you’ll buy more in recessions and when market prices are low than high.Lots of experienced investors are doing less deals in the current markets as most nationally recently passed market peaks.  

Also, being that the average prices here are way above what many traditional metrics say is sustainable, all it ever would have taken was for one little hiccup (A recession, Amazon shifting to hiring elsewhere, other cities getting more tech jobs in general...

Real estate has done very well in past recessions.

Only US was greatly affected by the Great Recession.   

@Chris Lopez statistics show well have the next recession within 2-5 years from now, I didn’t mean a dip in Colorado specifically but moreso the entire economy.

Fix and Flips are very speculative while long-term lease options are better recession proof. 

You could have done the same thing at many times including after the great recession and seen many zero appreciation markets (meaning appreciates worst than inflation) outperformed many historically high appreciation markets.
