That might sound like a lot for a 16 year old mowing grass, but he does supply his own lawn mower, and even with paying him that much it is still half of what we could hire it out for.We pay the three 'non owners' who help monthly, and the three of us that are the owners take a draw quarterly or semi-annually depending on how much surplus funds are in the checking account.

I would recommend you find an accountant experienced in cross-border real estate and Canadian taxation and figure out what is the best manner of holding these properties, assuming you would be living in Canada - from both the perspective of taxation and of giving you control over when/how you would patriate earnings to Canada.

With S-corp, you need to do all the paperwork and reporting for the payroll ( quarterly filing and depositing tax withhold, annual filing, paying unemployment taxes).

I ended up doing that and confirming that garbage pickup is part of the taxes, but water/sewer is a quarterly bill and the person on the phone gave me an average dollar amount.
