I agree with everyone's opinion your attire should reflect the areas you target, being too suited up may intimidate your prospect and not make them feel totally at ease hiring you and vise versa.

List price is a function of the Realtor and seller and sometimes has nothing to do with what a prospective buyer will pay (nor what an appraiser would value the property at).As a buyer, I always look at all of the numbers to come up with a value and then I offer less than that.

Ultimately you both hope that would be by buying and selling deals where they can get a commission, but if you give them other prospects they get fed until you bring them your own business.
