Considerations: From contract law perspective, House 1 has a severe misunderstanding or deceit involved (“Rent Ready” is not the fact at all), the purchase agreement shouldn’t be valid from the beginning; House 2 wasn’t properly executed, we should have the right to cancel the whole agreement.

Current neighborhood is C class and needs some slight repairs (new water heater, cosmetics and maybe more once a proper inspection is completed) According to current tenants though they are happy with conditions but would like hot water.

Not sure you can assign a contract for notes like you can a house.Be careful about wholesaling in Florida, it may be illegal without a RE license
