I know 3 X times monthly income is needed to rent a place , between my pension and 457 b withdrawals , I will meet income requirements, credit scores are good for both, credit card is high but I am managing it with no problem, tenant record is excellent (never late on rent payment on my life), after this brief summary, these are my questions/concerns:-How landlord/rental property feel about this situation when there is no W-2 income to present?

I am simply wondering if anyone out there has their own excel template how they track their personal financial statement and if you'd care to share. 

I was thinking the same thing that if the product is nice enough and in the right price range it should attract the tenants I'm looking for.

Is there a database/excel sheet/rule of thumb list I can use? 

Provide a good product, with minimal maintenance costs and manage the properties in order to attract buyers that tend to buy multiple properties from you as their source.

Just remember, repairs of roof etc will be needed down the road unless in excellent condition.
