I recently purchased a rental property and discovered it needs more extensive repairs than I originally anticipated.

I’m pursuing my first investment property and I’m a bit unsettled after recent events with my Realtor and their team. 

@Michael Plaks Could I start a project as an investment property, take the depreciation in 2024 taxes, then recapture in 2025 taxes but plan to invest in RE that year to offset the recapture?

If you were to eventually move out of the property and rent it, your tenant now pays off your debt.

Purchase price: $630,000 Cash invested: $30,000 I was selling another property and used the 1031 exchange fund to put down the downpayment for this property, and it was cash-flowing from day one.

Otherwise, our properties are now 100% market rate.Why?
