I don't know how much a basic water heater or dishwasher costs today but the deductible plus a few months' premium would probably cover either.The only repair they ever covered (not quite) was a cracked heat exchanger in a gas furnace.

Total cost: $472.37My mgmt then got an estimate for new interior paint, as there was some water damage to the walls, but we also knew a fresh coat of paint would go a long way in helping to place a premium tenant at higher rents.

Sometimes the ball will roll because someone was too lazy to level/clean the subfloor before laying down the tile/wood.

I tried wrapping in fiber glass insulation and wood boxing it in yesterday so hopefully that fixes that.

I see some huge flip projects happening on corner lots in premium neighborhoods in SF.

If you go along the edge of the tape that is going to be next to the wet paint and press it down to the surface really well - use your finger, a chip of wood, a popsicle stick, etc - you will find that a lot less paint sneaks under the tape. 

Larger units with two beds, 2 baths, and interior washer/dryer hookups are premium and will get the highest rents.
