Would be great to not have to do anything other than hand over the keys and change the billing for utilities.

@Sean Dawson I took the first steps towards pursuing this type of strategy that @bill gulley mentioned in this forum a couple of years ago.

As luck would have it, this was also around the corner and down the street from another property of mine.Oh sure, great business sense, great opportunity, great good luck, more power to them!

Approach everybody and ask if they'd like to avoid a large capital gains tax bill, while also receiving a guaranteed check every month, just like an annuity!

She wanted all the names of her grandkids because she was paying all their iPhone bills etc & she wanted her mothers name on the mailbox as well.

This is not about who has the power and the control.

I'm doing that right now and I'm starting at that as well and I'm starting at the lowest amount on the bill but taking the highest amount down and then going back and do the research.

The only thing that saved it from happening this year was the tax bill. 

That sounds good until you factor in dealing with 15 different low income families , 15 hot water heaters , 15 roofs , property tax and water bills .

Bonus with the walls being down to the studs with the plaster removal is that we can add in extra power outlets and in more convenient locations.The delay is mostly my fault...
