Without much effort, I've verbally raised quite a bit of money to fund some more projects.With more people getting involved, I am wondering the precautions and things I should be doing to make this more legitimate and be able to potentially present this to larger investors down the road for bigger project in the future.

This will cost thousands more to complete and loose many potential buyers .

We had someone reach out looking to see if we would be interested in a 6 month rental from an insurance company that they would potentially have someone stay for 6 months, with then 30 day notice month to month tenant at will if construction isn't finished in time.They mentioned working with insurance agencies and shows on Airbnb he has multiple reviews and properties, but that he had a contact reach out in my area where he doesn't have rentals. 

My plan is to start with a property management team (currently researching and meeting with some potentials), as I’m at my band width running after my 3 young kids.

You should start speaking with potential brokerages whenever you are almost ready to jump into this one-of-a-kind industry.

So much "potential" in West Dallas and south west Dallas. 

. #2 will be to point potential buyers in the direction of a lender we've worked with who will lend on a manufactured home that has been moved 2+ times. #3 would be to offer owner financing. 

We're starting to think that we may want to branch out and potentially get involved in other sorts of RE investments. 

I find that being an agent who also invests gives me insight on potential problems and possibilities for properties.

Nothing crazy, but I realize the potential and want to do it full time.
