You did not pull the trigger when the market was at it's lowest, 2012, and now might have peaked 2019, you are kicking yourself in the butt, sorta like buyers remorse but opposite.

You have to refinance into a conventional loan to remove it or your stuck with it for the life of the loan.Speed: "Money loves speed" and this is especially true for multifamily (at least in my market: Atlanta).

Its likely many cities are scrambling to comply with the new laws and they are certainly in our favor to speed up the process and reduce our costs.

My guestimate is over $15K month in rents to start (we have a duplex in Mission Beach worth around $1.3M (so less valuable than your place) that we get ~$15K/month in rent but our RE is very seasoned (>20 years STR) and therefore is at peak rent/min vacancy (virtually zero vacancy).Property near the coast is precious. 

That being said, if you built your portfolio at the speed of the bankers giving you their approval, you may never get there. 

At some point, you will want/need a mentor to help speed up the process and if you know in detail what it is you are looking to do it will make it easier to find a syndication and or mentor that fits your focus and outlook.
