You did not pull the trigger when the market was at it's lowest, 2012, and now might have peaked 2019, you are kicking yourself in the butt, sorta like buyers remorse but opposite.

You have to refinance into a conventional loan to remove it or your stuck with it for the life of the loan.Speed: "Money loves speed" and this is especially true for multifamily (at least in my market: Atlanta).

If we take a look at the distribution of home values in 2016 vs 2018 within the neighborhood, its clear that home values have increased a decent amount by the movement of the peak of the histogram toward the left.Digging down further to the block level, this trend continues.

My guestimate is over $15K month in rents to start (we have a duplex in Mission Beach worth around $1.3M (so less valuable than your place) that we get ~$15K/month in rent but our RE is very seasoned (>20 years STR) and therefore is at peak rent/min vacancy (virtually zero vacancy).Property near the coast is precious.
