I am not a huge fan of this rule because maintenance/cap ex is not primary a function of the rent but ...So if I use $1K of the PITI is mortgage debt ($330 taxes and insurance) then for an $1850 rent we have:$1850 (rent) - $925 (50% rule) - $1K (debt service) = -$75/month.
