Recently, my passion for real estate has started grow.

Obviously you don’t want to do the corporate grind forever...are you passionate about real estate?

I am not a huge fan of this rule because maintenance/cap ex is not primary a function of the rent but ...So if I use $1K of the PITI is mortgage debt ($330 taxes and insurance) then for an $1850 rent we have:$1850 (rent) - $925 (50% rule) - $1K (debt service) = -$75/month.

I have a passion for real estate 

Do it with a passion that never dies and never says, "I quit." 

My passion is traveling and I am going to work for the freedom to not be tied to the American standard of two weeks of vacation time (which typically must be approved by a superior, no less!).

Disclaimer: I am very picky this time on what mentor I choose as I had one in the past that ripped me off, and one in the past that was too controlling and was not a fan of current technology being implemented into realEstate practices (I’d have to explain).

They have gotten some nice improvements like a new patio, fenced in yard, new AC and all new light fixtures/ceiling fans. 

I buy 2" faux wood blinds and ceiling fans, and curtain rods for each house.

I'm a fan of Hammond and East Chicago.
