@Sharad BagriI would open a bank account at a local bank or credit union that will lend on the properties you are buying.

I recently heard from my tenant about consistently high water bills—over $1,000 each month.

The house has now been appraised at $265,000 market value. 1908 sqft. 

I can't speak to the quality of his course though as I've never taken it.
