They've literally voted for this for years by making it difficult/expensive to build in certain locales, flooding trillions of dollars into the market, suppressing interest rates so we're a country of cheap credit junkies, creating a class of American that sits somewhere between a renter and an owner with rent control laws in that they have ownership privileges in every way except that they don't actually own the property, etc.

Many title companies will offer (sometimes insist) that they handle the payments - I don't prefer this as I've had title companies take my payment and NOT make the underlying payment timely - causing late fees and potentially harming seller's credit.As long as you have a proper deed, you sell the house whenever you want, nothing out of the ordinary happens.

The holding company does a 1031 and defers tax on that gain while the development company treats the land as inventory and sells lots paying ordinary income tax on the sale of the lots which is over and above the basis that was tax deferred in the holding company's 1031.This type of "land banking" as it is called must be structured very carefully to avoid self-dealing.

My idea is to buy a condo there and try to rent at a close match to my mortgage and eventually live there to try and escape capital gains.My question is more around filing taxes, and if I am missing any benefits over researching some other American markets and buying something here to rent.Let me know if anyone has any experience, would be happy to buy someone a coffee or pay for you time!
