In a perfect world, they all live happily ever after another 20 years but my concern is what if they don't. 

The tenants already there have bad habits and the old landlord likely let them do whatever and didn’t screen them like you would .

Though I will be able to make a comfortable living working my current job alone, I don't want to put all my eggs in one basket nor do I want to work for somebody else for 40-60 hours a week until I'm too old to enjoy the fruits of my labor.I'd love to connect with and get to know who else is investing in this region, especially those of you following the BRRRR model!

I sent the $2000 cleanup bill to the tenant for negligence and she is refusing to pay claiming that my homeowners insurance should cover "old pipes." 

@Wei WangYou may want to consider the land trust trick described here, but make sure to consult a local attorney.Also, there's this BP blog post discussing the LLC issue and this old discussion thread.

So as much as I am always singing leverage's praises, I actually like a spectrum of leverage to free and clear - I know people who would refi a property when they're 95 years old because 'the equiiitttyyyyy' but most people aren't going to want to be that active with their investments in their golden years.

Both A and B are multi family apartment buildings.The properties are worth around 1.5-2m.I wish to keep A but sell B; preferably in a tax-deferred manner.A is in an area that has been rezoned and I wish to tear down and rebuild the property as the current building is old and I can get more than 4x the square footage because of the new zoning changes.Is it possible to sell B and use all of the proceeds to fund the development of A in a tax-deferred manner?
