Be very carful with any application as adjudicators are looking for reasons to dismiss any landlord application.

@Matt Schelberg Well im kind of new to making these calculations so I try to make my expenses more than what they might be I went for the 3k in closing cost only because I thought that was normal or average atleast from the video were can I learn how to better understand those percentages thanks for the reply

not sure what the answer is.. a lot of these folks would not live in a normal residence given the choice so you have that working against you as well.Maybe allow your tenants to have a large breed dog for safety like a German shepard.. 

@Shawn GorI completely agree that it would not normally be the tenant responsibility.

Normally I wouldn't believe this stuff but in this case I think it might be true because I got such a good buy on the property.  

Thanks to them, I am able to put a $65k offer on what would normally be a $250k home (my market is still a buyer's market so homes normally sit 75+ days on the market) and there's only a handful of investors in my area so I don't really have that much competition since regular people won't touch it.

I also have a car loan. 2.55% interest.

Check out the inside of their car when they arrive for the appointment and, if you're thinking about choosing them, maybe even ask to meet at their current residence to sign the paperwork so you can check that out too. 

We normally raise rent to the midpoint between current and market rent, so think your $975 is right in ling.
