I was going to say two months rent but if it takes 73 days on average I'd go with option 3 and return the unused portion once the property is rented out (so if it takes 75 days return a half months rent).The good news is we're in April - a lot of people are looking for housing at the moment. 

That's called a credit report, and its not available to the public.

Ask for his credit report.

Stessa is ok for reporting but more ok the investor / owner side and again it requires you sync an account or enter expenses there. 

I would report it to the health department or call your housing help line.Renting from an amateur Landlord may save you some money but it causes problems like this.

You can use the proceeds from the primary side however you want.So good news all the way around for you!!

I have encouraging news---my tenant informed me that she has signed a lease for a new apartment beginning 6/1.  

With the new CPI report it is probably going to be around a 10% cap for 2019.   

You'd laugh at them or report them.
