So in your case the things that would concern me are primarily tenant quality. 

I am concerned they will continue to keep a cluttered and nasty apartment and then I will soon have bed bugs also.

I am not concerned about age of building...it's really all about location and the opportunity for value add and increase the net operating income.

I know I can keep the deposit but I'm concerned the deposit may not cover all the unseen things that might show up whenever they move.
