If it is for medical reasons that could be tough.

However, like someone else pointed out, great tenants can certainly come across large unexpected financial issues....like a medical bill or some other act of God that they aren't monetarily prepared for.

I also have some medical issues so I do my own landscaping - it's a form of physical therapy for me and my tenants like the new flowers that sporadically show up.  

I have been content to be a homeowner of my primary residence, and to work full-time in my W2 job (in the medical field), but I'm starting to feel like it's time to look for sources of more "passive" income for our long-term financial well-being.  

Put a small cap on medical malpractice compensation so doctors would stop ordering unnecessary procedures.

She'll get discontinued merchandise from the popular furniture chains (American Signature, for example), she'll get some inexpensive stuff from IKEA, she'll buy a lot off of Craigslist for practically nothing, she'll go to estate sales, etc.

With the weather we've gotten here, I'm sure there are people that got hit with a car that wouldn't start and freezing pipes bursting at the same time...sprinkle in some medical bills and you could really be hurting.If it were a 12% interest only loan then I'd say pay it off immediately.

Seller has been building houses but will be returning to Medical School in July of 2016.  

If there appears to be a good reason (divorce, medical bills, whatever you think is reasonable), I would rent to them.
