Hello all, I am new to the real estate investing world and I am considering the path of rental properties but one of my major concerns is the chance of lawsuits against the landlord.

I know a lot of my tastes/opinions are not those of the majority so if I remodeled a house to my liking, it wouldn't appeal to as large an audience as it could.

Am i being completely unrealistic in searching for a long term 20- 30 year Fixed loan product at a reasonable rate?

If there is a job lose, illness, major repair needed on the house they would be in trouble and so would I.

I hate to say it but if your agent has requested agents contact them before showing and your agent doesn't answer their phone that can be a major problem.

There are more money to be spent than just down payment and closing, there is minor to major repairs needed to bring the property up to par prior to getting it rented.

They did address all of the safety and major inspections items on my inspection report and got a tenant in a timely matter. 

Surprisingly, the property is in very good shape and the majority of the big ticket renovations have been updated within the last year.

Zillow openly explains this at https://www.zillow.com/zestimate/ and publishes their median error rates and other stats for some major metro areas at https://www.zillow.com/zestimate/#acc.The good news is, it's relatively easy to validate how accurate it is for your market:Have your realtor pull 50 or 100 active and sold homes in the market/neighborhood you want to analyze.Compare actual asking and sold prices to the Zestimate for each one, put them in a spreadsheet, and develop some averages.
