Go to local Real Estate meetups and learn from people there

This kind of garbage tactic can be learned on other platforms.

Now, for my learning if you please, does it make a difference that i "materially participate" in the business?

@Noah Condon I would suggest you learn about hard money financing, unless you have unlimited cash. 

I guarantee you'll learn a thing or two.

@Ketan Parekh you can find an experienced attorney to add language to your Lease that puts a lot of the requirement to avoid mold on the tenant.
