We see what some would call high HOA fees of $1,000-$1,500 per month being average but I dont think people with Single Family homes realize that is covering Building repair, Landscaping, Pool,Building Insurance Gates and management of the complex. 

All things considered, the relative stability of the current landscape is a testament to the resilience of our economy.

I have a 29 unit in SC (built in 1990) and can keep the costs pretty low...no amenities, owner utilities or staff.Appraiser - used $3,100/unit (included $250 cap ex)OM - used $2,400 (no cap ex)Me - $3,100 (cap ex $300, R&M $550, management $560 (8%), taxes $1,000, insurance $335, trash $85, pest control $36, landscaping $137, cushion $100).

I know you can save money cleaning/landscaping etc, but if you can use that time at work and make a better return, I would do that and have someone else do that work for you.As you scale, you need structure in place to make sure it stays solid.Good luck!
