Also if your in this home for the long run as a buy and hold rental then the market correction wouldn't have a huge impact because even if we see a small correction in the market you holding long term are going to regain the appreciation down the road plus possibly any sweat equity you put into the home as far as possible remodel or anything you do to improve the property.  

I own a house in Easton Maryland, the tenant is moving after 12 years, I need to ready the house to sell - notified several home improvement contractors - 5 days ago - and have yet to hear from them.

All of my March/April reservations have been cancelled as well...I’m hopeful that things will improve by May though. 

I'm not stupid, I know you get a sizable discount on everything at the home improvement stores.

If you make a larger improvement or repair, keep the receipts and get the 1099 if necessary.

And I am also part of 2 mastermind groups that are also supper supportive and helpful when it comes to improving myself as a real estate investor. 

For example, it might be advisable to use the HELOC to deposit into your personal account and then do a contribution to the entity account, and then do the purchase or improvement - instead of just writing the HELOC check for the purchase/improvement directly.Definitely something to consult with your attorney or accountant about (I am neither).

Any other rents/funds I spend on the items that may not be approved, like expenses that could be considered improvements etc. 

Sellers want to wait thinking the situation will improve back to normal.
