I don't give references and I don't ask for references.I had a horrible tenant who wanted a recommendation.

No idea why you think the system is perfect.And as for the address thing, again that's another horrible thing where future tenants of a house can pick up remnants of previous tenants' bad credit. 

That was a horrible decision since it isn't worth the paper it is written on to try and hold a tenant but you will be bound to it and the tenant. 

It is a violation of Sec 8  If you do it, and if the tenant ever wants to, they can report you, and you will be kicked off of Sec 8, and never be able to participate in the program again.In addition, many of the Sec 8 tenants are horrible tenants.  

I'm in a similar boat- great paycheck- horrible job, lost family and friends along the way (which reminds me to live life while I can)... 

Tenants put out milk and remove the mesh, then have the nerve to call us and tell us they have a horrible stink under their house.  

Heard about many that cater to section 8 and do well, but have also seen and heard many horrible stories.
