I was also warned to be caution and really did get in a bit over my head, but as I look back I do wish I had bought almost everything that was on my prospecting list.

@Patrick Diamond hit many of these issues right on the head and I really appreciate the advice.

If tenants are in you may be caught in a bad situation if they were not well vetted.I know Phillipsburg is near you and sort of "popped" into my head in your descp.Many of NJ multi families in that area were grandfathered in to local regulations and for that reason tend to be old, and the older in general tend to require more rehabilitation.Good luck!

If the building has 4 or more units, there is an annual fire safety inspection...sounds like that doesn't apply here.That's it off the top of my head, hope that helps.
