That way if you have to go to court, as he did, you can claim the 5th and not give them the information/access to your assets, and your attorney can exercise the attorney/client privelege and cannot be forced to give them the information either.

In the situations I've seen the roommates choose the new person who moves in when another one moves out, which isn't ideal in terms of screening, but on the other hand if you force someone on the roommates and they don't like the person that could be a potential issue as well.

I taught a lot of H&R Block's advanced training courses and I will say the problem is that the associates have a choice as to what classes to take rather than forcing them to further themselves.
