If it's been sitting and you aren't feeling confident about this many aspects of the deal, I'm not saying don't go do your diligence if you can agree on a decent purchase price, but also make sure you are going in with open eyes.

Most of the time when they call themselves "wholesaler" I tend to roll my eyes and move on:) That appears to mean "new", "inexperienced", and "no money" in most instances.

Make sure that your property is being marketed to catch the eye of buyers relocating from higher-priced markets so that the size and amenities of your property seems more of a bargain.
