A good contractor that has established themselves in Detroit and a realtor/broker that runs all over Detroit checking out properties I find on and off markets.

Also we have had some good luck purchasing properties in areas we vet out by posting in the local and LEGITIMATE owner group sites for developments "in town and have $400k, interested in 3 bed, 2 bath houses in location xyz" you would be surprised what you can find.

When did you find out they were draining it into the sump pump? 

My assistant or I via Googling/people search sites, plus we use Batchleads, plus Fred down in FL (who used to be a private detective) on the hard-to-find ones........

We ran numbers on a lot of properties but were strict on finding one that work.

I’m also thinking of finding a property that has a double lot with room to do a 2/1 ADU on the property.

Ideally you'd evict the tenants, find some other sucker to buy your high-crime neighborhood property, and start over somewhere else (even in Detroit).

The more strategies you use to locate deals the better your chances to finding deals.
