Anything that you cannot prove was caused by tenant, let it go. if they take you to court you will most likely lose. any rehab costs should have been considered in your acquisition price.

I just found out yesterday that in an area I am researching for an STR, it was announced last week that the local township is in final talks to build a $350 million dollar entertainment complex about 20 minutes from the location I am looking at. 

I've called a mold cleanup company to check it out, and it took the tenant 2 days to respond to the call from the cleanup company and finally set the appointment for the day after (he said he works 7am to sundown). 

One way to look at it, I want my acquisition funnel to be as large as possible to bring in as many qualified leads as possible.  

The license also gives you some flexibility to negotiate with listing brokers because you are entitled to commissions, but keep in mind that any commissions must be disclosed to your investors if you are using private funds to syndicate an acquisition. 

I've watched youtube, and read blogs, but finally decided to jump in.So one of the things I've been doing is looking over the MLS, and specifically trying to find properties that already have tenants, and are within my price range (leveraged cash deal).

I've finally obtained my first small house for $3000, now I have to shoot them a contract.

Lower cost of acquisition, still have available cash to pay down student loans and also can benefit from having a tenant in your primary residence (house hacking).

Though this took a bit longer than originally planned, we are finally done with all of our renovations and are listing the property in March at an asking price of 375,00.
