I also think the laws have gotten so tight, that even if you made one offer of such, the tenant could file a harrasment complaint against you (if they choose to do so).

For example, more LLCs are formed in Delaware than any other state, and for good reason: business friendly, does not tax out of state income, low filing fees and separate court called Chancery Court.Take some time to research the costs/benefits of different states and make the best decision that works best for you.

In a space with many variables, unanticipated changes, tight deadlines, etc. it can be an effective mindset to have. 

LLCs  have expenses associated with them (which depending on the state can include annual filing expenses, and filing fees for holding properties in other states, etc), but for just getting started or owning a small number of properties , you likely do just as well to just have some extra umbrella liability insurance.  

@Marco TrimbornHi Marco, I have a LLC (disregarded) in each state that I have property which is owned by the “parent” LLC which is a WYoming LLC (files as a partnership) I guess it’s overkill but it works for me.
