Obviously if my client wants to keep their word then I would support that decision, but I couldn’t fight them if they wanted to take the higher offer.

Just walk away, and live to fight (invest) another day. 

With very little inventory, investors are having to fight their way into properties. 

Fight for deals, deal with idiot agents and unrealistic buyers & sellers, chase down contractors, battle with inspections and junky old houses, and then deal with squatters, vandals, tenants & toilets.

It seems that after taking out all the safety repairs items and adding all items that were not approved or that I had to redo, I ended up demanding a 2K reimbursement, instead of the 4K debt I currently have, according to the PM.Not sure how it will end, since the PM contract calls for a mediation, and since the amounts are relatively small and it could cost more to fight it in a small claims court, and then there is always an option to appeal to the Supreme Court.

Why fight the market?

The lease isn't necessarily the right tool to fight that claim. 

The neighborhood I lived in for over 2 decades was full of young professionals and one of the last neighborhoods within the city proper limits to not become a war-zone; it's still actively fighting off the threat.
