One older I bought at an auction  and a new build.

Currently have a 1/2 acre in Bastrop, TX, and I am looking to build on it sometime later this year.

Also, have plans in the building department to add another unit over the garage.Good Luck!

Is there any tax strategy that can be used to depreciate the actual cost of the building itself if not used by us for our LLP's business?

I know that there are so many (and more effective) ways in which real estate builds wealth rather than just cashflow but still simply trying to wrap my head around the best way to start building my portfolio. 

My wife and I still live in our multi-unit building in Chicago.

THat's easier to do than you might think: there are 42,000 zip codes, so there are a few hundred thousand people who are "top 5" at any given zip code.Hats off to you for starting to connect with an agent, but I'd wait to buy anything for at least 6-12 months as you build market familiarity!

I know that developers in the area have rezoned these kinds of plots and built apartment/office buildings and other commercial developments.I want to bring in an investor or developer to the deal who could provide the funds and knows the ins and outs of zoning.

Otherwise, the costs of building pre-fab vs. stick seem to be pretty similar.
