We have gutted the entire place, and because of the age (1989), are replacing every valve, electrical outlet, etc.Anyway, that's my sad sorry, and as much as I wish they would pay me for all the repairs I don't expect to see any money except that $600 deposit (already spent all of that on the dumpster).

Above $100 per month increase, except on very high rent areas, ends up being 10% or higher increase and a lot of people will move on that figure, not even so much for the reason of whether the rent is fair for the market or not, but on the principle of being handed such a large increase which most renters would feel is unfair.

Owner later says to me after I havent responded to their text message after 4 hours because Im running calculations, "terms of the contract can be somewhat negotiable".After calculating for a long term rental I found that only having to pay above mentioned figures minus all utilities except for trash monthly ($25/mo avg for my area) I would have to rent this 4 bed 2 bath 2,044 SF home for $1500 a month minimum to not CF negatively and I would have no cushion to drop price of rent was too high in order to rent it out.
