Yes, there are wholesellers in Oklahoma, not all of them are good, probably more than half of them don't even know what they are doing, but you will have better chances to find a good wholesaler here in BP than anywhere else. so yeah check out Tyler Weinrich like Zack mentioned before.

If you house hacked and lived in one side and rented the other after 2-3 years if you paid down some more of the equity you would have a better chance of then getting conventional financing and buy out the CFD.

Value = NOI/CAP.If possible, base your numbers/offer on the T12/T24/T36 (the actual trailing 12/24/26 month financial statements) rather than any estimate or projected pro-forma they provide you - be insistent that they provide you with the T12/24/36 so that you can run numbers yourself.

My recommendation, try to figure out how to finance a property from the auction, AND line up a financing option in case you come across something from the MLS or FISBO.More options and hopefully that will translate to more chances of success.
