I think the long notice improves their ability to forecast vacancies, match rents to the forecast demand and squeeze a little more money out of tenants who fail to plan ahead.I changed my leases to match the 60-day notice, because I want to advertise 60 days before a tenant is leaving so my rentals are available to people who do plan ahead and give a long notice.

They want you to call, so of you are a real buyer they can sell you something else if that property doesn't work, which is the purpose of most brokerage advertising.

Some things that have helped me include:- writing things down in a planner: I have tried electronic calendars and everything else but for me, nothing beats making to do lists in my planner- routines: try to set aside a time every day to focus your efforts.
