I do what's called point list stacking which is where I find all the motivated sellers in an area, give each of the different pain points a different value, add up those values, and market to them till they tell me to stop or they sell.

So you'll be really motivated to once again 1031 it.And remember that the rules to to defer all tax are that you must purchase at least as much as you sell and use all of the proceeds from the sale to do it.But if you refi too much you could end up with a situation where you have a very large sale and not very many proceeds to use as the next down payment.
